NAI atrium staff use three internationally recognized methods of property valuation and they are all based on the principle of market comparison:

  • The sales comparison approach
  • The income capitalization approach
  • The replacement cost approach

The sales comparison approach is based on comparison between the subject property and the examined prices of the recent sales of comparable properties. The income capitalization approach considers the net income that a property might generate, typically in the form of rent, and this income is capitalized using an appropriate yield. The replacement cost approach is based on the substitution principle i.e. the acquisition cost of the target property plus refurbishment should not be higher than the total cost of acquiring a plot of land of similar size and location and constructing a similar building on that plot.

For most valuations NAI atrium use the bases of value recognized in the International Valuation Standards, but practice confirms that Market Value is the basis of value that is most commonly required. Market Value is defined as: “The estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s-length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion”.
